Questions

Reverse mortgage questions, answered

Do I have to make monthly payments?
No. With a reverse mortgage you don't make regular payments while you live in your home. Interest is added to the balance, and the loan is repaid when you sell, move out, or the last borrower passes away. You can choose to make payments if you want to.
Who qualifies for a reverse mortgage in Canada?
Homeowners aged 55 or older, where every owner on title is generally 55 or older and the home is your main residence. Lenders also ask for proof of income, to make sure you can keep paying property tax, insurance and upkeep.
How much can I borrow?
Usually up to about 55% of your home's appraised value, although most people qualify for less. The amount depends on your age, your home and the lender.
Will I still own my home?
Yes. You keep the title and can stay in your home for as long as you like. You still pay property tax and home insurance and keep the home in good repair.
Could I end up owing more than my home is worth?
Reverse mortgage lenders generally guarantee that, as long as you keep up with property tax, insurance and maintenance, the amount owed won't exceed the home's fair market value when it's sold. Ask your agent to confirm the terms of the product you choose.
Does a reverse mortgage affect OAS or GIS?
The money is a loan, not income. It isn't taxable and doesn't affect Old Age Security or the Guaranteed Income Supplement.
Does it cost anything to get matched with an agent?
No. Getting matched is free and you're under no obligation. Mortgage agents are usually paid by the lender when a mortgage closes. Our disclosure page explains how we're paid.
